Lords Group were engaged in an Early Contractor Involvement capacity to partner with the client in providing preliminary cost and feasibility advice prior to property acquisition including design development and buildability advice. After a successful pre-construction phase the project progressed efficiently into Construction with all consultants novated to Lords Group.
The project consists of an entire base building refurbishment including removal of existing and re-instatement of a new façade, heavy structure upgrades to the lift and fire stair core including column strengthening, new base building services, new passenger lift, new retail awning and fit-out to the lobbies and amenities. Concurrently the team will be delivering the integrated fit-out to all 3 levels of the building. The fit-out scope includes 1000m2 of highly bespoke commercial office space including an executive level with reception area and board rooms, open plan workstation spaces, collaborative and quiet rooms, new End Of Trip facilities and a fully equipped gym and workout space.
Project Challenges include:
- Micro-grout injections to strengthen the existing foundations.
- Removal and replacement of existing lift with new high spec lift.
- New roof terrace construction to existing roof.
- Structural amplification to existing columns.
