Lords Group were engaged to provide preliminary cost and feasibility advice prior to property acquisition. After a successful due diligence phase, Fortis acquired the property and Lords Group were engaged under an Early Contractor Involvement arrangement to partner with the client and design team to ensure that all pre-construction project objectives were achieved, enabling the project to move efficiently into construction phase.
The project involved 4,200m2 of high specification and complex full building internal and external refurbishment and fit-out including heavy structure upgrades and extensions to the building, new Level 4 & 5 steel frame structure and concrete roof, precast boundary panels, new curtain wall façades, new base building services, new passenger and car lifts, new retail awning and a fit-out to the lobbies, amenities and end of trip facilities.
Project Challenges include:
- Water table ground conditions within 1m of Basement Slab.
- Micro-grout injections to strengthen the existing foundations.
- Demolition and complete removal of existing lift and fire stair core.
- Steel column jacketing to existing column elements.
- Structural amplification methodology sequencing.
- New PT slab tied into existing roof to facilitate transfer of loads from existing column alignment to new levels above.
